Terms and conditions

Please read these Terms of Service (“Terms”) carefully as they contain important information about your legal rights, remedies, and obligations. By accessing or using this Platform, you agree to comply with and be bound by these Terms.


When these Terms mention “Rebel vacation,” “we,” “us,” or “our,” it refers to the Owner or his representatives you are contracting with. 

Rebelvacation hereinafter referred to as the Owner of the property, hereinafter referred to as the Owner, offer the short term rental of a property, to the person of 21 years or over named as the Party Leader, hereinafter referred to as the Guest, under the terms set out below.

These Terms constitute a legally binding agreement ("Agreement") between you, the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or its representatives, governing your access to and use of this website, including any subdomains thereof, and any other websites through which the Rebel Retreat makes its services available (collectively, "Site"), our mobile, tablet, and other smart device applications, and application program interfaces (collectively, "Application") and all associated services (collectively, "Rebel vacation"). The Site, Application, and Rebel retreat Services together are hereinafter collectively referred to as the “Platform”.


The Guest agrees and acknowledges that payment of the rental sum to the Company will signify their full acceptance of these Terms & Conditions.

2.Service Fees

2.1 Rebel vacation and or the Owner may charge fees the Guests ("Guest Fees") (collectively, "Service Fees") in consideration for the use of the web Platform and reservation system.

2.2 Any applicable Service Fees (including any applicable Taxes) will be displayed to a Host or Guest prior to publishing or booking a Listing. The owner reserves the right to change the Service Fees at any time and will provide Members adequate notice of any fee changes before they become effective. Such fee changes will not affect any bookings made prior to the effective date of the fee change.

2.3 You are responsible for paying any Service Fees that you owe to the Owner. The applicable Service Fees (including any applicable Taxes) are collected by the  Payment. Any Guest Fees are included in the Total Fees collected by the platform Payments. Except as otherwise provided on the web site, Service Fees are non-refundable.



The Guest agrees to pay the Total Rental Fee as set out on the booking confirmation by the due date. Final and full payment is due 30 days prior to arrival. In the event of late payment, or failure to pay, the Owner reserves the right to levy the cancellation penalty charges against any money that the Guests have paid in advance and cancel the booking of the Guest. Where the money paid in advance is insufficient to cover the cancellation penalty, the Owner reserves the right to exercise any legal remedies to pursue the amount owed by the Guest.

3.1 The Owner reserves the right to amend rates at any time. Pre-existing reservations, where the Guest has made a payment, will remain at the pre-increase price.

3.2 Rebel retreat accepts Visa / Mastercard and Discover credit cards with no additional charge to the guest, unless in the event of cancellation, when refunds will be issued back to the original credit card offered, in accordance with our cancellation policy, but at a charge of 4% of the total rate to the guest to cover any merchant fees incurred by The Owner.


4.Rental Period

The Guest agrees, and the Owner permits the Rental Period to begin and end on the dates shown as the Rental Period (as shown on the booking confirmation).

4.1 Check-In

Check-in to the Property is at 4 pm on the date of the arrival as shown on the Booking Confirmation. At the sole discretion of the Owner, any Guest arriving before that time may be refused.

4.2 Any missing or broken item should be promptly reported within 12hrs from entering the property, failure to report the broken or missing item within the established period will legally bind the Guest to accepts the Property as found, and accepts responsibility for all damages or loss found at the Property on the departure of the Guest.

4.3 Check Out

Check-Out is on the date of departure as shown on the Booking Confirmation and Guest Registration, at 10 am. All keys (if used)  must be left in the lockbox of the home on the date of departure. The guest should also note that every code is unique and is set for each guest. If a guest changes the lockbox code without the approval of the Owner, a charge of $100 will be made. In the event that the keys are not returned then the guest will pay the cost of the Lock replacement at the market costs. Should the Guest require a late checkout, the Guest must have agreed such a departure time with the Owner or its representatives no less than three days prior to the departure date. In the event that it is found that the Guest has not departed the Property on the date of departure, at the due time, then the Guest will pay a penalty charge of $100 and after 2 pm the cost of a full day plus the damages that might incur due to other guests reservation disruption.

5.Basis of Rental

Properties offered for short-term rental through the Owner are provided on a self-catering basis. The Owner provides a small starter supply of toilet paper and soap through a property management company. Once these items are used, it is the Guest's responsibility to replenish them.

6.Accidental Damage

6.1 The Guest agrees that the Party Leader remains responsible for all loss from the Property or its inventory during the Rental Period. As a Guest, you are responsible for leaving the Accommodation (including any personal or other property located at the Accommodation) in the condition it was in when you arrived. You are responsible for your own acts and omissions and are also responsible for the acts and omissions of any individuals whom you invite to, or otherwise provide access to, the Accommodation, excluding the Host (and the individuals the Host invites to the Accommodation, if applicable).

The Guest agrees that the Owner or its representatives can charge additional fees to cover:

- Non-return of keys

- Loss or breakages of items

- Damage to the Property or its equipment

- Any fee incurring due to damage to the property or its equipment due to improper use

- Unauthorized Pets

- Un-returned Guest Registrations

-smoking on the property

7 Pets policy

 7.1 Pets are not permitted in the Property.  Neither the Management Company nor the Owner of the property can be held liable for any loss or injury to a pet while staying at the Property, or for any action taken by the pet or pet owner against third parties. In the event that a guest brings a pet to the Property, the Owner or its representative will be evicted from the property with a loss of all rental money unless is a service pet. In addition, the owner or its representative will levy a charge of $100 per bedroom per week to the credit card of the Guest, to pay the additional sanitation and cleaning on the departure of the Guest and pet plus any additional charges due to damage of furniture or carpets. 

7.2 Assistance animals are permitted, but only with full certification being provided by the owner. Owners of assistance animals will be entirely responsible for the behavior of their animal and liable for any damage caused by them. The details of the assistance animal must be declared at the time of booking with proper certification has given before any booking is confirmed.

8.Parking at Own risk
All vehicle(s) must be listed on the registration at check-in.  Parking for registered guest(s) is free.  All vehicles are parked at the risk of the owner.  The owner or its representatives shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the house or Windsor hills resort property.  If a vehicle is left in the house parking lot after the guest has departed without the written consent from the owner, the owner reserves the right to have the vehicle towed at the owner’s expense.  No vehicle repairs on the house premises. 


9.Free Access to WiFI:
9.1 Access to our WiFi is free for our registered guests.  The house WiFi access code is subject to change without notice.  WiFi signals are subject to change without notice depending on the room’s location, the status of our WiFi-equipment, and interference from other local wireless signals.  The owner or its representatives assume no liability for guest use. 

10. Right to refuse service: 

10.1 the owner or its representatives reserve the right to refuse service to anyone for any reason(s) that does not violate Federal or State laws.  Windsor Hills Resort, the owner has a zero-tolerance policy in which we will refuse to admit or refuse service or accommodation in our house or may remove a person, without refund, who refuses to abide by the reasonable standards and policies established by the State of Florida and the owners for the operation and management of the house.  The owner or its representatives will refuse service or evict a guest: for refusal or failure to pay for accommodations, is under the influence of alcohol, drugs, or any other intoxicating substance and acts in a disorderly fashion as to disturb the peace of other guests or is not in compliance with state liquor laws; acts in a disorderly fashion as to disturb the peace of other guests; is unable to properly supervise their children at all times, seeks to use the property for an unlawful purpose; seeks to bring into the property: an unlawfully possessed firearm; or something, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroys, damages, defaces, or threatens harm to hotel property or guests; causes or permits persons to exceed the maximum allowable occupancy of the room, refuses to abide by the reasonable standards or policies established by this terms and conditions for the operation and management of our property.

11.Pool usage

11.1 All children and teenagers, regardless of swimming ability, should be supervised at all times by an adult that can swim and is able to jump into the pool to assist a child in danger of drowning.

Doors of the house that opens to the pool area and garden/outdoors must be kept locked at all times when an adult is not present to supervise any children or teenagers in the garden Do not leave any toys in the pool when the pool is not in use. Toys are an invitation for children to explore an unattended pool. No running or jumping around the pool area is permitted.

No glass items are allowed in or near the pool.

It is expressly forbidden to jump into the pool from any of the balcony areas. For sanitary purposes, we respectfully request that all children that are not fully potty swim diapers.

The home pool is unsupervised, Guests are therefore advised to exercise extreme care when using the swimming pool facilities and swim at their own risk. The safety fence shall be carefully checked by the guest before its usage, and in case of malfunction promptly reported to the owner or its representatives. 

Please notify the owner or its representatives of any potentially hazardous situation.

  The Owner or its representatives shall be completely held harmless against any and all liability, loss of life and/or property, damage or expense, including, without limitation, attorney's fees and cost of litigation, resulting from any and all swimming pool accidents or incidents occurring at the property during the period of the holiday/vacation let. 

 By agreeing on these terms I hereby confirm that: I have read understood and agree to abide by the Terms of use set out above for use of the swimming pool. I (and any visitors to the property) will use the swimming pool and associated facilities entirely at my own risk and waive any claim I may have against the owners of Property located at Otterspool 7676, arising from any injury which I may suffer directly or indirectly as a result of my own/my party's/my family's use of the Swimming pool. I agree to NEVER leave a child or teenager unattended on the property. I understand that there is the safety fence/gate surrounding the pool that will need to be checked for proper functionality.

12. Cancellation Policy

- 48 hrs: full refund minus the processing fees 4% of the total rental fee. If the check-in is 15 days or more.

- 31 DAYS or more: Renters will receive a 50% REFUND of the amounts paid less any travel insurance fee, administration fee, and card processing fee of 4%.

- 30 DAYS or LESS before check-in: Renters will forfeit the total rental fee.

The total rental includes all charges on the: "paid-in-full invoice" minus the cleaning fees.

The renter may mitigate this loss by purchasing Travel Insurance or Cancel for Any Reason insurance offered by a third-party provider of its own choice. This reservation platform does not offer any insurance policy.


- PANDEMIC DISEASE:  there are no refunds for pandemic diseases unless otherwise stated by the State of Florida, the cancellation policy is as per the above timeline. 

There will be no cancellation refunds for Covid-19 unless otherwise stated by the State of Florida.


 12. Limitation of Liability

12.1 The Owner or its representatives make all reasonable efforts to provide advice and information. This information can be found in the home folder at the Property. It is the responsibility of the Guest to ensure that they have read and understood the contents and advice given following arrival at the Property. The Owner is willing to provide any and all further information pertaining to the Property providing the Guest has first read the home folder. In addition, the Owner states the following: The Owner will not release the physical address of the Property to the Guest prior to the booking confirmation and directions to the property on arrival. This is a security measure. The  Owner does not accept liability for equipment failure and or services in the Property. In the event of failure of equipment, the Guest must notify the Owner or the management company within one working day so that the Owner may elect to affect a remedy to the failure. The Owner does not accept liability for lost or stolen personal property of the Guest from the Property during the Rental Period. The Owner provides information and advice in the home folder in an advisory capacity only, with no guarantee or promise of security, even when the Guest makes use of any advice given by the Owner or its representatives. In the event that property of the Guest is lost or stolen, the Guest should advise the appropriate authority first, and then the Owner, of the lost or stolen items. The Owner or its representatives may enter the Property at any time, without notice, for the purpose of protection and/or maintenance of the Property. Wherever possible, the Owner will provide notice to the Guests prior to such entrance. The  Owner accepts no liability for personal loss or injury to the Guest during the Rental Period. The Guest must ensure that they have adequate insurance cover. The Owner provides information and advice in the home folder to the Guest in an advisory capacity only, with no guarantee or promise implied. The Guest must ensure that children are supervised at all times. It is the policy of the Owner that all Children under the age of 18 years are not left in rental accommodation un-supervised during the Rental Period.

The Owner does not accept any liability for the acts or omissions of any agent. These include but are not limited to; airlines, car-hire companies, travel agents, ticket agents, homeowners or utility providers. The  Owner does not accept liability for the failure of pool heat to provide adequate heating where pool heat is provided via an electrical heat pump, and where the outside air temperature drops below 55 degrees Fahrenheit. Electrical heating pumps do not operate effectively below this temperature, and failure of such devices to heat the pool is outside of the Company’s control and is regarded as an act of nature. The owner does not accept liability for acts of violence, nature, fire, flood, war, civil disobedience, riot, or other force majeure that may have a detrimental effect on the Guest. The Owner does not accept liability for removal of the Property from the marketplace or transfer of the Property to another company by selling the property to a new Owner that results in the Property becoming unavailable for the Rental Period. Wherever such an event occurs, the Owner will provide a total refund without any penalty fee.

Failure to comply with any of the terms herein will, at the sole discretion of the Owner, result in the eviction of the Guest from the Property, without recompense or refund.

13.General Provisions

13.1 This Agreement contains the entire agreement between the parties with regard to the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same is in writing and signed by both the Guest and the Rental Agent. The words “Rental Agent” and “Guest” shall include their respective heirs, successors, representatives. The waiver or failure to enforce any breach or provision of this Agreement shall not be considered a waiver of that or any other provision in any subsequent breach thereof. If any provision herein is held invalid, the remainder of the Agreement shall not be affected. Any notice required to be given under this Agreement shall be in writing and sent to the contact information included herein. This Agreement may be signed in one or more counterparts, each of which is an original, but taken together constitute one in the same instrument. Execution of a digital signature shall be deemed a valid signature.
